A review of the industrialization of building projects with a focus on the logistics phase

Abstract

The building industry is of great interest due to its unique characteristics compared to other industries, including the allocation of a large amount of capital and resources of the country; But, its productivity rate is very low. One of the ways to help improve and increase the productivity of the building industry is to accept and implement more technological solutions, including industrialization. The successful implementation of industrialization in the first step requires knowledge about the process phases of industrialized projects; In this regard, in the present research, by conducting a scoping review (2010-2023) on the articles published in two databases, Web of Science (WoS) and Google Scholar, several 181 articles related to the keywords related to the research were identified and then evaluated. The research findings indicate that the life cycle of industrialized projects can be classified into three main phases: off-site construction, logistics, and on-site construction. Focusing on the logistics phase and reviewing the most important research, the most important management areas of this phase were scheduling, cost, and space management. Finally, theoretical gaps were identified in the logistics phase, which shows the lack of attention paid to them by researchers.
